- No valuation needed
Fast
Funding in as little as 24 hours once approved. We don't order a formal valuation, so there's no waiting on a valuer.
Secured on real estate
Borrow up to 80% of the value of residential property or 70% of commercial property, counting what's already owed.
No cash flow records
No bank statements, BAS or tax returns needed. We look at the property, what's owed and how you'll repay.
Why cash flow lenders say no
They can't lend to you if...
A cash flow lender has one test: do your bank statements prove the repayments? When they can't, the answer is no, however good your business or your property.
No reliable cash flow
Lumpy, seasonal or new income can't be averaged into a yes. A property lender doesn't need the pattern.
Why this happens →Too many existing loans
Every debit already leaving the account comes off what a new loan can use. One secured loan can pay out the stack.
Why this happens →Serviceability caps the amount
Short terms and buffers keep the ceiling low. Equity in property lifts it.
Why this happens →Bad credit or ATO debt
A score-based lender stops at the first screen. A property lender weighs the equity first.
Why this happens →Two different questions
Cash flow lender or Company Cash?
Lenders decide on one of two things. If your statements are the problem, borrow on the thing that isn't.
| A cash flow lender | Company Cash | |
|---|---|---|
| What the lender relies on | Your bank statements and turnover | The equity in real estate you own |
| Records needed | Statements, often BAS and financials | None to enquire; title and a plan to repay to settle |
| Existing loans | Subtracted first; too many means no | Can be paid out by the new loan |
| Serviceability ceiling | Caps the loan at what your surplus can repay | Capped by equity and loan-to-value |
| Bad credit or ATO debt | Usually a decline at the first screen | Considered; the property does the heavy lifting |
| Amounts | Typically up to a few hundred thousand | $20,000 to $50,000 |
| Speed | Quick when the file is clean | Funding in as little as 24 hours once approved |
Heaps of equity?
Then we can lend without all those questions.
If you own real estate with equity in it, the questions a cash flow lender asks stop mattering. We don't need to see steady deposits, a tidy set of loans, a perfect credit file or a valuation. We need the title and a believable plan to repay: from cash flow as it comes in, or by refinancing the property or another asset in the business.
You can borrow up to 80% of the property value if it's residential and up to 70% if it's commercial. Take up to three months of prepaid interest to give your business a break, then pay weekly. A company vehicle with nothing owing can also secure a loan, up to 50% of its sale value.

When a cash flow lender says no
Why it happens, and what to do next
Cash flow lenders can only lend if your bank statements prove the repayments. No reliable cash flow, too many other loans or a serviceability ceiling all end in a no. A property-secured loan answers a different question, so none of those problems apply.

Common questions
What is Company Cash?
Company Cash is an Australian business lender that makes fast loans of $20,000 to $50,000 secured against real estate, or against a company vehicle with nothing owing. It works like a cash flow loan without the need to show cash flow, and it's where companies go when a cash flow lender has said no. A real person reads every enquiry.
How fast can I get funds?
In as little as 24 hours once approved. We don't need a formal valuation, which is usually the slowest step elsewhere. Timing still depends on the title and how quickly documents come back, so we'll tell you honestly what's realistic.
Do I need cash flow records or tax returns?
No. A property-secured loan is assessed on the value of the property, the debt already against it and how the loan will be repaid. You don't need bank statements, BAS, financial statements or tax returns to enquire or to be assessed.
Can I borrow with bad credit or an ATO debt?
Yes, these are considered case by case. Because the lender has real estate behind the loan, defaults, judgments and tax arrears are weighed against the equity rather than ending the conversation. Tell us upfront and we'll tell you honestly what's possible.
Why did my cash flow lender say no?
Usually because your statements didn't prove the repayments with a comfortable buffer: uneven deposits, too many existing loans, a serviceability ceiling or credit marks. None of those is a verdict on your business, and none applies to a loan assessed on property.
Will enquiring affect my credit score?
No. There's no credit check when you first enquire. A check only happens if you decide to go ahead with a formal application, and you'll know before it does.
What property can I use?
Residential or commercial real estate owned by the company, a director, a trust or a guarantor. Most capital city and large regional properties work. Very remote, specialised or heavily encumbered properties are assessed more carefully.
What can the money be used for?
Any genuine business purpose: clearing a tax debt, paying out other loans, buying stock or equipment, a purchase or settlement, or a gap while a contract or sale completes. Our loans are for business purposes only.
Is this an easy small business loan?
It is a simple one. A fast small business loan of $20,000 to $50,000 secured on property skips the paperwork cash flow lenders ask for: no bank statements, BAS or tax returns. You tell us the amount, the property and what is owing, and a person calls you back. Lending is still subject to assessment.
I have been rejected by other lenders. Can you still help?
Often, yes. If you have been rejected by cash flow lenders because of uneven deposits, existing loans or a credit mark, a property-secured loan is assessed a different way, on the equity and how the loan will be repaid. We will tell you honestly if it is not a fit.
I need urgent funding for my business. What is the fastest route?
Start the 60-second enquiry. For a simple, fast business loan of up to $50,000 against property, funding can follow in as little as 24 hours once approved. Having the property address, what is owing and the company details ready is what keeps it quick.
