How it works
How it works, from first question to funds
Six steps, no runaround, and nothing that touches your credit file until you decide to proceed.
- 1
1. The 60-second enquiry
Tell us the amount, what it's for, and about the property: where it is, roughly what it's worth and what's owed. No documents, no cash flow records and no credit check at this stage.
- 2
2. A lender reads your file
A member of our lending team reviews the enquiry, then calls you to fill in the gaps: the title, existing loans, timing, any credit history and anything a credit assessor would ask about.
- 3
3. The right structure
We explain whether a second mortgage, first mortgage or caveat loan fits best, what amount is realistic and what it will take to get there.
- 4
4. Documents and checks
Only once you choose to proceed: ID, company details, property information, and the title. No cash flow records and no formal valuation are needed. This is when a credit check happens.
- 5
5. Offer and costs in writing
You receive the terms, the total cost and every fee before signing. Ask anything. You're under no obligation until you sign.
- 6
6. Settlement
Funds are paid to the company account or straight to whoever needs paying, such as the ATO, a supplier or an outgoing lender.
What helps things move faster
Most delays come from information arriving in pieces. You can save days by having these ready once you decide to proceed:
- photo ID for each director and any guarantor;
- your ABN or ACN, and details of existing business loans, leases and ATO arrangements;
- the property address, current loan balance and lender, and who owns the title;
- a short note on what the money is for and how it will be repaid or refinanced.
Our document checklist covers each item in detail.
Common questions
How long does the process take?
In as little as 24 hours once approved. We don't order a formal valuation, so timing depends on the title and how fast paperwork comes back. Tell us your deadline upfront and we'll say honestly whether it's realistic.
When does the credit check happen?
Only at step four, after you've seen your options and decided to go ahead. Enquiring never involves a credit check.
Who will I deal with?
The same lending team from first call to settlement. Your enquiry isn't passed down a chain or sold to other lenders.
What if the answer is no?
We'll tell you why and, where we can, what would change it: a different structure, more equity, a smaller amount or tidying up the title first.
When you're ready, start the 60-second enquiry. Accurate answers mean the first option you hear is far more likely to be the right one.
